an abandoned and leaking warehouse into a state-of-the-art
office and digitally-equipped television studio in Duluth's
historic Canal Park.

Special
Issues and Needs:
Creative
solutions were needed to transform a warehouse in
blighted condition into a high-tech building with
a design that enhanced Duluth's Historic Waterfront
area. The roof design needed to match the criteria
for both the owner's satellite dishes and the city's
historic focus. Previously existing loading docks
were converted into an accessible corporate lobby
and the high-bay warehouse section is now the studio
and master control area, both of which require strict
HVAC and electrical control.
